I founded Spirit Land Company as a way to help landowners sell their unwanted vacant, bare, and/or raw land.

My journey into real estate didn’t start in an office — it started with my hands in the mortar. I spent 10 years as a brick and stone mason, learning the value of hard work, attention to detail, and doing things the right way from the ground up.

After those years in the trades, I transitioned into real estate — and I’ve been involved in this industry for more than 15 years. My experience has evolved alongside my passion:

  • Rental investment properties — learning how real estate can build long‑term wealth
  • Home building and renovation — creating quality places people are proud to call home
  • Land acquisition and sales — helping owners make the most of their land and helping buyers find the right property

Over time, I realized something important: many people want to own land, but don’t have the cash reserves to buy it outright. I believe it’s the true American Dream. The truth is, banks just don’t have mortgage loan programs for regular folks who want to own land. Usually they either need the cash to buy it outright, or the seller has to finance part or all of the sale. That’s why I focus on offering in‑house financing options — an opportunity for people who don’t have the cash to buy land outright to finally become landowners. It’s probably my favorite part of the business… to see peoples’ dreams come to life.

At Spirit Land Company, my mission goes beyond buying and selling acreage. It’s about:

Outside of work, I enjoy fishing, camping, target shooting, riding recreational vehicles, and most importantly, spending quality time with my family. I’m also a firm believer in the 2nd Amendment and the rights it protects. These values and hobbies keep me grounded and connected to the outdoors — the same love of land I aim to share with the people I help become landowners.

I believe land ownership should be within reach — not just for the wealthy, but for everyday people who want to build a future, a legacy, or simply a place to call their own.

Meet James Ngo, Acquisitions Specialist

James  is a dedicated and skilled Acquisitions Manager at Spirit Land Company, bringing seven years of experience in real estate. With a strong background in acquisitions, relationship management, and financial analysis, he plays a key role in identifying and securing valuable land opportunities.

James is passionate about driving business growth through data-driven decision-making, market analysis, and seamless deal execution. Known for his drive and keen attention to detail, he excels in navigating complex transactions and adapting strategic partnerships.
Outside of work, James enjoys traveling with his family and going on long motorcycle rides.

Spirit Land Company is based in Moore, OK. However, we are currently buying properties throughout Oklahoma, Kansas, Indiana, Tennessee, Nebraska, Texas, Missouri, Georgia, Mississippi, Alabama, and Arkansas.

How We Work With Property Owners

At the end of the day, our mission is to help put vacant land into peoples’ hands who are able to use them for their best and highest use. We saw an urgent need in the land business: There are many people whom want to own land, their own piece of heaven on earth. But since banks rarely make loans for land, that puts the dream out of reach for the majority of people.

But we stepped in to make land and financing available to great Americans whom want that dream. That’s our business model.
