Sell Part of Your Land — Not All of It

Keep the Land You Love – Sell the Portion You Don’t Need

Most buyers only give you one option: sell everything or don’t sell at all.

We think that’s outdated. Many property owners have more land than they currently need, but they don’t want to sell the entire property—especially if they live there or have family ties to it.

The good news is that you may be able to sell just a portion of your land while keeping the rest. If you own land—and especially if you’re not using all of it—you may be able to sell just part of your property, keep the rest, and still walk away with cash. That’s exactly what we help landowners do.

Who You’ll Be Working With

My name is David Scruggs. I’m a local real estate investor and the owner of Spirit Land Company. About me

I’m not a broker. I’m not a wholesaler. I’m not farming your information to other buyers.

I’m a direct buyer, and I’m local, which means when I make an offer, I’m the one who closees. No agents, no commissions, no unnecessary layers or 3rd parties.

I work with landowners who want a clean, straightforward transaction—whether that means selling all of their property or just a portion of it.

How Selling Part of Your Land Works

The process is straightforward and we help guide you through it.

Step 1 – We talk about the portion you might consider selling

You can show us roughly what part of the land you would like to keep and what portion you might consider selling.

Step 2 – A surveyor measures and proposes the new parcels

We hire a licensed surveyor to measure the property and create two proposed plats (new parcel layouts):

• One parcel you keep
• One parcel you sell

The proposed layout is sent to you for approval so you can make sure you’re comfortable with how the land is divided.

Step 3 – County review and approval

Once the proposed parcels are finalized, we work with the county to follow their approval process for splitting the property.

Step 4 – We purchase the new parcel

After the split is approved, we close through a local title company, just like any normal real estate transaction.

We handle and pay for the survey and closing costs.

Benefits of Selling Only Part of Your Land

Many property owners don’t actually want to sell everything they own. What they want is to:

  • Generate cash without selling everything
  • Keep their home, barn, or favorite part of the property
  • Sell unused acreage they no longer need
  • Reduce property taxes and maintenance
  • Keep the land that matters most

Selling a portion of your land can be a smart middle ground—especially if part of the property is unused, difficult to manage, or no longer serves a purpose.

Most buyers won’t even discuss this option.
We do.

My goal is to make the process easy, transparent, and stress-free.

Is This Option Right for You?

Selling part of your land may be a good option if:

You have more acreage than you use
You want to keep your home or part of the property
You’re open to selling a portion of your land

Even if you’re not sure yet, I’m always happy to answer questions and discuss your options.

Want to Sell All of It Instead?

That’s absolutely an option too.

If you’d prefer to sell all of your land, we can do that.

If there’s a house on the property, or another type of building, we can buy that as well. We understand that every situation is different. Some sellers want to be completely done, while others want flexibility.

The difference is this:

Most buyers only offer one path.
We give you options.

Common Questions Landowners Ask Before Selling Part of Their Land

1. Can I sell just a portion of my land?
Yes! Many landowners choose to sell only a part of their property. A surveyor can split the land, allowing you to keep the portion you love and sell the rest.

2. How does the survey process work?
A licensed surveyor measures your land and creates two proposed plats for the parcels. We send these to you for approval, then work with the county to ensure the split meets local requirements.

3. Who pays for the survey and closing costs?
We cover all survey, re-platting, and closing costs, so there are no out-of-pocket expenses for you.

4. How long does it take?
Surveys are usually completed within a few weeks depending on the schedule of the surveyor. County approval timelines vary, but we guide you every step of the way.

5. Do I need a realtor or a bank?
No. We handle the transaction directly with you. There are no realtors, fees, or banks involved.

6. Can I sell now but keep my home?
Absolutely. The split allows you to retain your home or key areas while selling only the land you no longer need.

7. What if I’m unsure about selling?
Even if you’re unsure, I’m happy to answer questions. There’s no obligation to sell just by starting the conversation.
